TITLE

A Resolution of the School Board of Monroe County, Florida, Imposing Density Restrictions on the Sugarloaf School Property Upon the Amendment of the Current Future Land Use Map (FLUM) Designation from "Education" to "Mixed-Use"

 

BACKGROUND

In furtherance of potential development of workforce housing at the Sugarloaf School property, Legal has pursued an amendment of the current FLUM designation of "Education," which permits no residential units to be developed on the site, to "Mixed-Use" which permits a maximum density of 18 dwelling units per buildable acre. The portion of the Sugarloaf property to be developed is approximately 2.8 acres. Following a Community Meeting on October 22 (a mandatory part of the application process), members of the local Sugarloaf community have expressed concerns with the total number of units that could be built on the Sugarloaf property under the requested "Mixed-Use" designation. To avoid the possible delay of an appeal or protest by the Sugarloaf community, certain members have requested that the School Board sponsor a resolution imposing a maximum density on the Sugarloaf property that is less than the maximum density permitted by the proposed FLUM designation of "Mixed-Use"

 

RECOMMENDATION

Determine what, if any, density restrictions should be imposed on the Sugarloaf property. If density restrictions are to be imposed, complete and enact the resolution accordingly
